What is private rent?

With homes for private rent (also known as market rent), the monthly rent you pay is based on the open market, or the local rent level for a similar home in a specific area.

These rental homes are available on an assured shorthold basis, and we offer flexible lengths of tenancies so you can rent the home for as long as you want to. Unlike Shared Ownership and Rent to Buy, you won’t have the option to purchase the property.

Private rent is different to social rent and does not require you to be on the local authority housing waiting list. If you’re looking for social housing, please visit Onward Homes.

Who is eligible for private rent?

To be eligible for private rent, at the time of letting you must:

• Be in employment and earn at least 36x the monthly rent per year (for example, if the rent is £1,000 pcm, your household income would need to be at least £36,000)
• Be able to pass credit and affordability checks
• Provide a deposit equivalent to one months’ rent, as well as one months’ rent in advance
• Have the right to rent in the UK

There is no priority given to housing need. Homes are rented on a first come, first served basis to the most suitable and proceedable tenant.

Your lettings and management team

As a market rent tenant your landlord will be Onward Homes and your tenancy will be managed by our dedicated PRS (Private Rented Sector) lettings and management team. They will be on hand to:

• Carry out an annual inspection on your home
• Answer any queries you have on your tenancy, such as how to change household details
• Provide permission for a pet
• Answer any queries about your rent
• Help make arrangements should you want to give notice on your home
